Your new admin has a Cert IV but cannot prepare a file
A Cert IV teaches compliance theory, not file preparation. The six gaps a new admin usually has, and the module or course that closes each one.
This is the most common call we get. A brokerage hires someone with a Cert IV, expects them to be useful on files, and finds out in week two that the qualification taught compliance theory and not the job. Nobody did anything wrong. Of the Cert IV's twelve units, one is about preparing a loan application, and none names a credit report, a payslip or a valuation. Here is what the gap usually looks like, which skills close it, and the training that fits each case, from a single two-hour module to a full course.
Why the Cert IV does not make anyone file-ready
The Certificate IV in Finance and Mortgage Broking is twelve units, seven of them core. One core unit, FNSFMB411 Prepare loan applications on behalf of clients, is about the application itself. The other six cover professional development, client relationships, identifying client needs, regulation, professional practice and product knowledge. FNSCRD401 Assess credit applications is on the elective list, not among the core units. So a new hire with the certificate has been taught what a compliant broker must do. They have not necessarily been taught to read a payslip, a credit report or a valuation, because no unit is named for any of them.

That is not a criticism of the qualification. It is a licence, and it does the licence's job. The craft of the file is a separate thing to learn, and most brokerages discover that in the second week.
What "cannot prepare a file" usually means
When a principal says the new admin cannot prepare a file, it is almost always one or more of six gaps. Name the one you are seeing and the training follows from it.
- The supporting documents come in incomplete or in the wrong form, and the file bounces. Supporting Documents Mastery
- The payslip has an allowance, a bonus or a deduction, and they do not know which income counts and which deductions to include or ignore. PAYG Income Analysis
- The client is self-employed and the returns might as well be in another language. Self-Employed Borrowers
- The credit report was filed, not read, and the default surfaces at the lender. Credit Report Analysis
- Liabilities are listed from what the client said, not verified, and servicing is wrong. Personal Liabilities
- The missing information requests keep coming, because the file went in with the questions still in it. Missing Information Requests
Each of those is one two-hour live module in our library.
If you can name the weak spot: one module at a time
Book the module that matches: $225 inc GST, two hours on Zoom with Amanda O'Hara, camera on, small group, 2 CPD points for the broker, MFAA and FBAA approved. Most people start with one and come back for the next when the next gap shows. Dates are on the schedule page.
If they need the foundation: Admin Loan Processor
If the problem is the shape of the whole file rather than one skill, the Admin Loan Processor course is where a new support hire starts: five live modules, $1,125, 10 CPD points. Compliance, Mortgage Pricing, Credit Report Analysis, Valuation Report Analysis, Supporting Documents Mastery, in that order. It is built for someone stepping into a brokerage support role for the first time. By the end they can prepare and move a file without constant hand-holding. Of the six gaps above it closes Supporting Documents Mastery and Credit Report Analysis; the rest are their own modules.
If they are meant to become your processor
If the plan is for this person to own files, Loan Processor is the eight-module track: the five above plus Personal Liabilities, Missing Information Requests, Living Expenses. $1,800, 16 CPD points. It is the course most brokerages start their processors on, and it stops at a clean, lodgement-ready file. We do not teach settlement. It closes Supporting Documents Mastery, Credit Report Analysis, Personal Liabilities and Missing Information Requests; the two income gaps, PAYG Income Analysis and Self-Employed Borrowers, are single modules and sit in the Mortgage Broker & Broker Support and Loan Packager & Credit courses rather than in a processor track.
What to do in the meantime
Training sticks when it is applied within the week. Pair each session with a real file: the new hire prepares it, you review it, and you give them the one thing to fix. Then use the test Amanda gives every principal: a file your processor has built should be one you can check, tick, flick and submit. If you cannot, that is the next module.
Training more than one person at once
If you have two or more people with the same gap, we run a private cohort on your own files, your lenders and your workflow, so everyone comes out working to the same standard. Book a 15-minute call and we will scope it.
Tell us what the file is missing.
A 15-minute call is usually enough to pick the module or the course.
